Conditions
1.
Booking
A provisional booking date may be
held by telephone/internet contact and will be held for five days pending
receipt of a completed booking form and full deposit or payment as appropriate. Only the persons named on
the booking form are permitted to stay in the Apartments as Florida State Law
prohibits sub-letting, sharing or assigning. Any persons not shown on the
booking form found in the Apartment or guests found to be in breach of the
following conditions will be asked to leave by our local agent. Please
note that no pets are allowed in the apartment

Reservation Deposit
A deposit of £200 is required with
the completed booking form. Confirmation of the booking will normally be
made within seven days of receipt of the deposit. Once the booking is
confirmed the deposit will be non-refundable and will be deducted from the
total amount payable for the rental.
3. Deposit
and Payment of Balance
The balance of your account is payable no less than eight weeks
prior to the date of your arrival at the house. Booking made within eight
weeks of departure are payable in full at the time of booking. The owners
reserve the right to cancel the booking if payment is not received by the
due date.
Payment of Balance will be the
same as the initial deposit. A security deposit of £200/$300 is required
at the time of balance payment. This is refundable once we have received
confirmation of no damage to the villa or contents.
4.
Cancellation
The client may cancel the booking at any time after it has been
confirmed, however the following cancellation charges will apply.

Less than 28 days before rental.................................100% of

5. Arrival
/ Departure Times
The rental commences at 4.00 pm on the day of arrival and ceases
at 10.00 a.m.on day of departure. The apartment will be cleaned before your
arrival and again upon your departure. All rentals are inclusive of
electricity, gas, water and local sales taxes.
6. Force
Majeure
The owner or the owner's agent cannot accept, be responsible for ,
or be liable in respect of loss, damage or changes caused by force majeure
(strikes, floods, closure of airports, weather conditions, or other events
beyond our control).
7.
Liability
The owners or owner's agents do not accept any liability
whatsoever for death, personal injury, accidents, loss or damage to
person(s) or personal effects however caused. We strongly recommend that
you take out insurance to cover this. Guests are specifically requested
not to allow unsupervised children in the pool area. Neither the owners
nor the owner's agent can be held responsible for any ongoing
construction, alterations to existing houses, or any noise as a result
thereof in or around the housing community.
9.
Unavoidable Changes
We reserve the right in any circumstance to cancel the booking and
in this event we will return all sums of money (but without interest or
compensation) or (at the option of the clients and subject to
availability) we will offer alternative premises of comparable standard.
10.
Complaints
Should you experience any problems with the villa during your
stay, please contact the management company who will do their best to
assist you. However, should a problem remain unresolved you should notify
us in writing within seven days of your return.
11. Price
Guarantee
The price for renting the villa is fully guaranteed and no
surcharges will be levied to the cost shown on the booking form, provided
it has been completed and calculated correctly.
12.
Inventory Items
No inventory items are to be removed from the villa. This includes
towels and linens. Any breakages or damages must be reported to the
management company immediately.
13. No
Smoking or Pets
Smoking is not permitted anywhere within the house. Smoking is
only permitted in the outside pool area. Pets are not permitted anywhere
on the property.
14.
Documentation
All passports, visa and health certificate requirements are the
client's responsibility. The owners or the owners' management company
accept no responsibility for any delay or expense incurred through any
irregularity in such documentation. Any cancellation made due to the
inability of the client to conform to such requirements will be subject to
the above cancellation charges. Check US immigration regulations regarding
passports for children.
